The Mungo Building Process Everything you need to know
The Mungo home building process
At one time or another, most people dream of building a new home from the ground up, and Mungo Homes wants building to be easy! We've learned a lot during our 70 years of new home construction, so we are very methodical in our process, and the benefit is that you know what to expect, have no surprises, and can be assured that "we've got this!" Here's a general outline of the Construction Process, and the steps to follow!
1 / Construction process
While each project varies slightly, here are the general steps involved in building your new home:
- Clearing and Grading
- Foundation
- Framing
- Rough Electrical, Plumbing, and HVAC
- Insulation
- External Finishes
- Drywall
- Driveways and Sidewalks
- Trim and Cabinets
- Paint
- Countertops, Vinyl, and Tile
- Lighting and Plumbing Fixtures
- Mirrors, Shelving, and Accessories
- Carpet and Wood Flooring
- Major Appliances
- Landscaping
2 / Choose your home site & floor plan
Meet with one of our experienced on-site New Home Advisors to select the floor plan and home site that's perfect for you! Once the purchase agreement is executed and approved, you will have 30 days to contact a lender to apply for and get approved for a mortgage loan.
*Please note that due to current market conditions presales may be unavailable in some communities. In communities where we are exclusively selling Market Homes (homes already under construction), selecting a specific home site and floor plan may not be possible at this time. This can change quickly so please contact an Online Sales Counselor for information on your community of interest.
3 / Financing your home
Mungo Homes has partnered with Silverton Mortgage, one of the nation’s fastest-growing financial companies. When you use Silverton Mortgage to finance* your home, you may receive up to $3,500 toward your closing costs, making your transition to your new home that much smoother. Use our mortgage calculator and find out more about financing your new home.
4 / Meet with your Mungo Homes Design Coordinator
While your construction documents are being prepared, you will have a private two to three-hour appointment with a Mungo Homes Design Specialist in our Design Center to choose your interior and exterior finishes. For homes in our Genesis Collection, you’ll meet directly with your New Home Advisor at our Welcome Center Design Studio, and they’ll walk you through making your designer selections.
5 / Pre-construction meeting
You will meet your builder for the first time at the pre-construction meeting to review: the floor plan, design selections, the plot plan, the location of the home and driveway on the site, and answer any questions you might have. It is important to make a list of questions and be prepared since changes can't be made after this meeting.
6 / Pre-drywall meeting
Prior to installation of the dry-wall, you will have a pre-drywall meeting with your builder to see everything behind the walls and to review the location of your electrical outlets and cable/phone jacks.
7 / Final orientation
Upon completion of your home and prior to closing, you will have a final orientation with your builder so he can demonstrate and explain products and features in your new home. This is also the time to review the workmanship as it relates to the applicable construction standards, and take the time to review all finished surfaces such as cabinets, countertops, faucets, hardware, light fixtures, floor coverings, tubs, mirrors, windows, walls, etc., so that any imperfections can be corrected prior to closing.
8 / Homecoming meeting
A homecoming meeting will take place immediately before closing to review any items that might have needed correcting from the Final Orientation; your home Warranty will be reviewed; the Customer Care process explained; and you will be shown how to maintain certain items in your home.
9 / Closing
Prior to closing, the attorney will provide you details regarding dates, times, and the funds needed to close. At closing, you will be provided with your keys and you will be a Mungo homeowner!
10 / After Closing
We’re not going anywhere! We have a Nationally-recognized Customer Care Department to take care of you and the warranty on your home. Shortly after closing, you’ll receive an email with helpful reminders and important phone numbers, as well as links for you to register your appliances. And you’ll hear from us again at 11-months to schedule your one-year warranty appointment.
